What You Receive

You will receive a digital download of the SunClause Phase 1 Portfolio Toolkit as a ZIP file containing PDF documents:

• Locked Master Toolkit (PDF) — A read-only reference guide covering Phase 1 of the Renters' Rights Act 2025
• Editable Workbook (PDF) — A fillable PDF for compliance tracking and planning across your portfolio
• 8 Printable Checklists (PDF) — Process-specific checklists for key compliance activities

The toolkit covers Phase 1 of the Renters' Rights Act 2025 as at April 2026.

Licence

You are granted a single-purchaser licence for internal business use only. This licence covers all properties owned or managed by your entity (as at the time of purchase).

The licence is personal to your business and non-transferable. It does not grant you ownership of the toolkit content — you are licensing the right to use it.

What You May Do

• Use the toolkit for your own portfolio or for properties you manage on behalf of clients
• Print copies of the checklists for your own use and record-keeping
• Fill in the Editable Workbook and save your completed compliance tracking
• Store the toolkit files on your own devices or cloud storage (e.g., Dropbox, Google Drive, OneDrive)

What You May Not Do

• Resell or sublicense the toolkit
• Redistribute, share, or give access to the toolkit to other landlords, agents, property management companies, or entities
• Upload the toolkit to shared platforms, shared document systems, or team collaboration tools where others can access it
• Rebrand, white-label, or modify the toolkit for resale or republication
• Extract, adapt, or use content from the toolkit to create competing products or materials
• Remove, obscure, or modify copyright notices or SunClause branding

Updates

You are receiving the current version of the SunClause Phase 1 Portfolio Toolkit as at April 2026.

If a material error is discovered in your copy of the toolkit, SunClause will provide a corrected version within 30 days. Contact support@sunclause.co.uk to report errors.

Future editions or major updates to the toolkit may be sold separately as new products.

Cancellation and Refunds

This is a digital product. Once you have downloaded the toolkit, cancellation is not possible.

If you have not downloaded the toolkit within 14 days of purchase, you may request a refund. Contact support@sunclause.co.uk with your order details.

Intellectual Property

All content, design, and materials in the SunClause Phase 1 Portfolio Toolkit are the intellectual property of SunClause (II Sun Limited). This includes text, layout, checklists, worksheets, and any other original materials.

Your purchase grants you a licence to use the toolkit as described in these terms. It does not grant you ownership, and does not permit you to claim the toolkit content as your own.

SunClause may update these product terms from time to time. We will notify customers of material changes. Your continued use of the toolkit following notice of changes constitutes your acceptance of the updated terms.
