What is the SunClause toolkit?
The SunClause Phase 1 Portfolio Toolkit is an operational compliance toolkit designed to help private landlords in England implement the Phase 1 requirements of the Renters' Rights Act 2025. It translates government requirements into practical checklists, worksheets, and decision trees you can use immediately.
What format is it? Is it a Word document?
No, it is not a Word document. The SunClause toolkit is delivered as a PDF package (ZIP download) containing:
- 1 locked master reference PDF (read-only, 10 sections)
- 1 editable workbook PDF (fillable form fields)
- 8 printable checklist PDFs
All files are PDFs. You extract the ZIP and can open, print, and fill the PDFs with any PDF reader or PDF editor that supports form fields. No Microsoft Office subscription required.
What does "locked master toolkit" mean?
The master toolkit PDF is read-only by design. You can read it, search it, print it, and copy text from it, but you cannot edit, delete, or modify the content. This protects the integrity of the reference material and ensures you always have an accurate copy of the official guidance.
If you want to make notes or customize content, use the editable workbook or the printable checklists instead.
What's in the editable workbook?
The editable workbook is a fillable PDF with form fields you can complete, save, and print. It includes:

Coverage & Scope
Does it cover Scotland, Wales, or Northern Ireland?
No. The SunClause toolkit covers England only. Phase 1 of the Renters' Rights Act 2025 applies only to England. If you let properties in other UK nations, check with local authorities or legal advisors for phase-specific requirements.
Does it cover Phase 2 and Phase 3?
No. The toolkit covers Phase 1 only. Phase 1 takes effect on 1 May 2026. Section 10 of the master toolkit includes a Future-Phase Watchlist, which outlines what's coming in Phase 2 and Phase 3, so you can prepare early. But detailed guidance on Phase 2 and Phase 3 is not included.
What if the law changes after I buy the toolkit?
The current version of the SunClause toolkit reflects the law as published (GOV.UK guidance, the Renters' Rights Act 2025, SI 2026/324, and civil penalties guidance as of January 2026).
If material errors are discovered, we provide 30-day corrective updates at no charge during that window.
If the law changes materially after the toolkit is released, future editions may be sold separately. We'll notify past purchasers of availability, but we cannot guarantee free updates for major legislative changes.
What sources does it use?
The SunClause toolkit is based on official, public sources:
- GOV.UK guidance and technical guidance documents
- The Renters' Rights Act 2025 (primary legislation)
- Statutory Instrument 2026/324 (SI 2026/324)
- Ministry of Housing, Communities & Local Government (MHCLG) publications

Does it replace Form 3A, Form 4A, or the Information Sheet?
No. Form 3A (possession notice), Form 4A (rent increase notice), and the prescribed Information Sheet are official government forms published on GOV.UK. They are statutory requirements and must be used as issued by the government.
The SunClause toolkit includes checklists for preparing and serving these forms correctly, but it does not replace or substitute for the official forms themselves. You must use the forms from GOV.UK.

How much does it cost?
The SunClause toolkit is £49 for a one-time purchase. This is a digital product; there are no monthly subscriptions, renewal fees, or hidden costs.
Is this legal advice?
No. The SunClause toolkit is operational guidance, not legal advice. We are not solicitors, and we do not provide legal representation or counsel.
If you have a specific legal question, dispute, or court case, consult a solicitor. The toolkit is a reference resource for day-to-day compliance planning.
Can I get a refund?
The SunClause toolkit is a digital product delivered for immediate download. By purchasing, you consent to immediate delivery, which means your right to cancel is lost upon download. The sale is final subject to the Consumer Rights Act 2015.
If you experience a technical issue (e.g., corrupt file, missing content), contact us and we'll help resolve it.
Can I share it with my team or letting agent?
The SunClause toolkit is sold under a single-purchaser licence. The license permits internal business use only — you may share it with your own employees, co-landlords, or in-house property managers for the purpose of implementing Phase 1 compliance within your business.
You may not redistribute, resell, or share the toolkit with third parties outside your organization (e.g., other landlords, letting agents who haven't purchased, or online). Redistribution is prohibited.
If you work with a letting agent or property manager, either purchase a separate copy for them or contact licensing@sunclause.co.uk about multi-user or team licenses.
Do you offer team or multi-user licences?
Yes. If you have a team, large portfolio, or work with multiple agents, contact licensing@sunclause.co.uk to discuss custom licensing options.
Does it work for just one property?
Yes. The SunClause toolkit is designed for landlords with 1 property to 50+ properties. Whether you manage a single buy-to-let or a large portfolio, the toolkit scales to your needs. The worksheets and checklists can be customized for any portfolio size.
